Hilton Head Island will be undergoing an essential beach renourishment project. The beach at Palmetto Dunes Oceanfront Resort will be impacted from Mid-November 2025 to Mid-February 2026. This project, undertaken by Hilton Head Island/Beaufort County, is vital for protecting the shoreline, maintaining a wide and beautiful beach for everyone to enjoy, and ensuring the long-term health of the coastal ecosystem.
Additionally, several neighborhoods within Palmetto Dunes will be conducting multi-phase renovations over the next several months.

Beach Renourishment Project
Dates of Project: Approximately Mid-November 2025 to Mid-February 2026 (Dates are subject to change)
This project, undertaken by Hilton Head Island/Beaufort County, is vital for protecting the shoreline, maintaining a wide and beautiful beach for everyone to enjoy, and ensuring the long-term health of the coastal ecosystem.
What to expect during your stay:
Beach Access: The beach will remain open throughout the project; however, there may be temporary restrictions in certain areas as work progresses.
Work Zones: Construction will take place in sections along the shoreline, typically in 1,000-foot increments, meaning only a small portion of the beach will be affected at any given time.
Noise: Some noise from construction equipment (bulldozers, loaders, excavators) may be experienced during the day; however, the resort is working closely with the project team to minimize any inconvenience.
Newly placed sand: The newly placed sand may appear darker at first, but the sun will lighten it within a few days.

Neighborhood Projects
Barrington Court
November 2025 – March 2026 (Dates are subject to change): Stucco repairs, Painting, Power Washing and Re-caulking
What to expect during your stay:
Work Zones: This project has three waves. Each wave will take approximately 4-6 weeks. Scaffolding will be present for the duration.
Noise: Noise from construction equipment/materials may be experienced during the day; the project team is working to minimize any inconvenience.
Parking: Spaces may be limited due to equipment.
Hampton Place North (6000’s)
Late September 2025 – Mid to Late October 2025 (Dates are subject to change): Elevator Replacement (No elevator usage)
What to expect during your stay:
Work Zones: The elevator replacement and install will take approximately 4-6 weeks. Dates are subject to change.
Noise: Noise from construction equipment/materials may be experienced during the day; the project team is working to minimize any inconvenience.
Impact: No elevator access in the 6000 building until the install is complete
Hampton Place North & South
September 2025 - April 2026 (Dates are subject to change): Window & Sliding Glass Door Replacement (Select Villas) & Exterior Paint
What to expect during your stay:
Work Zones: This project has three waves. Each wave will take approximately 4-6 weeks. Scaffolding will be present for the duration.
Noise: Noise from construction equipment/materials may be experienced during the day; the project team is working to minimize any inconvenience.
Parking: Spaces may be limited due to equipment.
Villamare
September 2025 - March 2026 (Dates are subject to change): Stucco Repair, Balcony and Ceiling Enhancements, Roof Repairs, Scaffolding and Painting
What to expect during your stay:
Work Zones: The project will begin at Building Three and move to Building Two and then Building One. It will take place in sections or “stacks.” They are aiming for three stacks each week.
Noise: Some noise from construction equipment/materials may be experienced during the day; however, the project team is working to minimize any inconvenience.
Parking: Certain areas throughout the neighborhood and parking spaces may be limited.
Windsor Court North & South
September 2025 - February 2026 (Dates are subject to change): Window & Sliding Glass Door Replacement (Select Villas)
What to expect during your stay:
Work Zones: This project has four zones, each zone will take approximately 6-8 weeks. Scaffolding will be present for the duration.
Noise: Noise from construction equipment/materials may be experienced during the day; the project team is working to minimize any inconvenience.
Parking: Spaces may be limited due to equipment.
