Bed linens and bath towels are provided in each rental. A standard supply of towels consisting of two bath towels, one hand towel and one wash cloth per person (based on occupancy). Linens will be provided for the sleeper sofa. Towel bundles and additional linens can be provided for a fee. Beach towels are provided; 4 for villas, 8 for homes.
Certified Service Animals are permitted year round in Palmetto Dunes with appropriate documentation. Emotional Support Animals and family dogs can stay in pet friendly villas and homes between October 1st and March 31st for an additional fee. Our pet policy only allows 1 dog with a maximum weight of 40 pounds and other restrictions may apply. The pet fee is $200 which is non-refundable. No pets are permitted in any of the vacation rentals between April 1 through September 30.
No motorcycles, motorized scooters/skateboards of any kind are permitted. No RV’s, campers and trailers of any kind are not permitted in gate areas. Off resort storage arrangements must be made for boats, jet skis and kayaks. Also, no commercial vehicles with any type of company signage or wrapping allowed.
Our rentals do not come with baby equipment, bike or beach gear. These items are available to be reserved through Hilton Head Outfitters for bike or beach gear or Baby’s Away for baby equipment.
Yes, travel insurance is available as an add-on to your reservation when you reserve online or over the phone. It is 7.95% of the overall cost of your trip. This optional coverage will safeguard your vacation if you must cancel your trip. To learn more about the travel insurance go here.

One car pass is included with each vacation rental. The neighborhoods below have car pass limits:
Harbourside I & II - 1 car pass
Inverness Village - 2 car passes
Queens Grant - 2 car passes
Huntington Villas - 2 car passes
Wendover Dunes - 3 car passes

During summer months (June, July, August) and holidays, we cannot accommodate early check-ins or late check-outs. If your vacation rental is ready prior to 4 p.m, the Front Desk will call the telephone number on file. For guests that have opted in for Contactless Check-in, the door code is activated at 4 p.m. The other door code in your Resort App is also activated at 4 p.m.
Limited Parking Passes are available for each unit or home. Should you need additional parking passes, please call the front desk at (888) 909-9566. Additional cost may apply if someone is visiting and it is only for a day or 2, then it is free. If they are visiting for the whole stay they must purchase another pass.
In high-rise villa properties there is a trash chute typically located in the common hallway. Homes have a designated service yard/trash area. Trash cans do not have to be taken to the street. Please use a trash can liner and tightly place the lid on the can.
Resort Fee: Provides for 24-hour security, One vehicle pass, seasonal resort transportation and processing costs.
Cleaning Fee: Your rental is cleaned and inspected prior to your arrival and upon your departure. A mid-stay clean or towel exchange can be arranged for an additional fee. Please call the Front Desk at 888-909-9566 with any questions.
Your villa will be cleaned before you arrive and on departure. We can provide additional housekeeping such as a mid-stay clean or towel exchange at an additional fee.
Guests that are arriving within 30 days, paid in full and have signed their rental agreement can have their welcome packet mailed to them and bypass check-in at the Welcome Center. You will receive an email at this time to sign up (please be sure you are opted in to receive emails) and the online form must be completed, otherwise traditional in-person check-in at the Front Desk will be required.
All homes and villas are equipped with dinnerware, flatware, glassware, cookware, dishware, utensils, and appliances. Including a standard drip coffee maker, toaster, blender, saucepans, pots and pans and cookie sheets. Supplies are based on occupancy. A starter supply of toilet paper, bath soap, dishwasher detergent and liquid, paper towels, facial tissue, shampoo and conditioner is provided in the property. Cancellation Policy- Cancellation Policy – Cancellations made 30 days or more prior to arrival by Guest for villa/condominium rentals and 60 days or more prior to arrival for private home rentals will receive a refund of any deposit paid, less a cancellation fee of $100. Any cancellation within 30 days for villas/60 days for homes, will result in the forfeiture of the funds on file.
Check-in is at the Front Desk in the Welcome Center located at 4 Queens Folly Road, Hilton Head Island, South Carolina 29928. Check-in begins at 4 p.m. and could go until 6 p.m.
The door code and other access codes for your vacation rental will be available in the Palmetto Dunes Resort App on the day of arrival and will not work until 4 p.m. Please be sure to use the primary email address or phone number from your reservation to access your vacation rental information in the app. The app is free to download in the iTunes App Store here or Android Store here.
If you are checking in after business hours, you will be assigned a locker in the After-Hours Check-in Area. The lockers are located adjacent to the front door of the Welcome Center and signage will direct you to the location. Your Welcome Packet will contain your car pass, door code and other important resort information. A pass code will be given to access the locker. If you know ahead of time that they will be arriving late, please email frontdesk@palmettodunes.com.
The spas and pools can be heated June through October for an additional fee. The date parameters are part of the rental agreement we have with the owners. The heat pump that is used in the private homes pulls the air from the outside and uses that to heat the pool, it does not generate heat. During the fall, winter and spring the temperatures usually dip below 50 degrees and essentially make the heater unusable.

Neighborhood swimming pools are located throughout the resort. You will have access to the pool in the neighborhood where your villa is located.
